What is a Master Sign Program/Amendment?

The Zoning Ordinance requires a Master Sign Program for certain residential or non-residential development to identify compatible criteria for the construction, design, and placement of signage specific to a development.  Additionally, the Zoning Ordinance allows a Master Sign Program to supersede the Zoning Ordinance sign regulations subject to findings establishing the Master Sign Program would provide a superior sign design quality for the subject property. 

Example

A commercial shopping center with multiple tenants may wish to establish sign regulations specific (unique) to the property.  Planning Services will review this type of proposal through a Master Sign Program which will include specific sign regulations and sign details for each type of sign in the center.  A Program may include regulations for wall signs, monument signs, directory signs, and temporary signs.

A new Master Sign Program or a Master Sign Program Amendment may require review by the Architectural Review Board prior to a decision by either the Zoning Administrator or Planning Commission.  The review process can be about 2 to 3 weeks for a minor amendment to an existing Program or may take a month or two for new or more complex Master Sign Program applications.
