A regular meeting of the Planning Commission for the City of San Ramon was called to order by Chair Kerger at 7:00 p.m., on Tuesday, June 19, 2012 in the Council Chambers 2222 Camino Ramon, San Ramon.

9. PUBLIC HEARING – NEW ITEMS9.1 Church on the Hill –Development Agreement (DA 09-850-00) Staff Report by: Debbie Chamberlain, Division Manager.
Debbie Chamberlain, Division Manager provided a brief summary stating that the applicant is requesting approval of a Development Agreement for the property known as Church on the Hill project. The development agreement agreed to by First Baptist Church of Dublin-San Ramon would provide for the future development of the Church on the Hill and assist the City in meeting its affordable housing needs.
The applicant will also pay the sum of Eighty-Five-Thousand Dollars ($85,000) to the City as an affordable housing contribution, which is adjusted annually using the Engineering News Record, Construction Cost Index (CCI) and, whenever a unit or units are offered for rent, priority shall be given to Church employees. Ms. Chamberlain added that all development impact fees, application, building permit processing fees are not locked in by the Development Agreement the applicant will pay the current fees at the time the building permits are issued.
Ms. Chamberlain further added that the Development Agreement includes a term of ten (10) years with one (1) five extension at the discretion of City Council. Ms. Chamberlain concluded that the applicant is in agreement with the provisions contained within the development agreement.Chair Kerger opened the public hearing. There being no speakers Chair Kerger closed the public hearing.
It was moved by Planning Commissioner Viers, and seconded by Planning Commissioner Sachs that the Planning Commission adopt Resolution No. 09-12 recommending approval to the City Council of Development Agreement between the City of San Ramon and First Baptist Church of Dublin-San Ramon
