Construction Update - September 1, 2018

On-site Improvements

  • Staff issued the Site Development Permit (SDP) for the City Center Bishop Ranch Project in August 2017.
  • Sunset Development’s contractor, Plant Construction, continues construction of on-site civil, landscaping, grading, drainage, and parking lot improvements.
  • Construction is progressing with the exterior siding nearing completion on the steel structure and utilities and other infrastructure improvements occurring on both structures.
  • Main service electrical improvements were energized by PG&E on June 29th and inspection staff is completing inspections to allow for electric meters to be set for each tenant space. Setting electrical meters will allow for expedited occupancy after tenant improvements are completed by no having to wait for PG&E to schedule meter sets. Due to a number of factors, PG&E has delays in setting meters and completing improvements,
  • Site grading is progressing and first lift of asphalt and some trees are in place on portions of the south and west sides of the site. Site improvements are proceeding at a rapid pace all around the site.
  • Tenant improvements for THE LOT and the Slanted Door are progressing. Permits for the Equinox, Pottery Barn, William-Sonoma, and Athleta were issued. Plan checks are in progress for Fieldworks Brewing, Ramen Hiroshi, Boba Guys, West Elm, Roam Artisan Burgers, Mendocino Farms Sandwich Restaurant, and Starbucks, with staff waiting for revised plans to be returned.
  • Completion of the center is on schedule for November 2018.

  • Staff issued the SDP and Encroachment Permit for the off-site improvements along Sunset Drive and Bishop Drive adjacent to the City Center Bishop Ranch Project in December 2017.
  • Off-site improvements include new street lights, traffic signals, a new mid-block signalized pedestrian crossing on Bishop Drive, a new bike trail connection to the Iron Horse Trail, and new enhanced street corners.
