The North Camino Ramon Specific Plan (NCRSP) was repealed by the City Council on December 12, 2023, see the adopted Resolutions and Ordinances for the amended Zoning Ordinance and Zoning Map for the former NCRSP area.

North Camino Ramon Specific Plan

The North Camino Ramon Specific Plan (NCRSP) area consists of approximately 295 acres bounded generally by the City limits to the north, Executive Parkway to the south, Highway 680 on the west and Alcosta Boulevard to the east. It is accessed primarily by way of Crow Canyon Road, off of Interstate 680. The existing uses within the Specific Plan area are characterized by large under utilized parcels with large parking lots and includes manufacturing and warehouse uses, office complexes and commercial centers dating back prior to City incorporation.

The NCRSP is for a mixed-use district with a blend of retail, service retail and workforce housing, in proximity to new and existing jobs. The NCRSP is intended to provide guidance and encourage property owners to redevelop their property to achieve a coordinated community vision that will provide opportunities for dining, shopping and housing choices. The vision includes a grid based circulation system and form-based zoning standards to allow flexibility and encourage innovative design. The NCRSP creates a long range plan that embodies the smart growth principles for a live-work, transit-oriented, pedestrian and bicycle-friendly neighborhood with a sense of identity and will meet the future needs of the City of San Ramon residents.
