On August 4, 2020, the San Ramon Planning Commission approved the CityWalk Master Plan, Sunset Development's Master Plan for portions of Bishop Ranch designated as City Center Mixed Use.

The Master Plan area is 134.98 acres consisting of 4 large blocks and includes the integration of recreational amenities, a 169-key hotel, up to an additional 170,000 square feet of retail, additional parking structures, and up to 4,500 multi-family residential units into the existing Bishop Ranch campus over the next 20 to 30 years.

Previous Approvals

The hotel and approximately 70,000 square feet of retail are already approved as part of the 2007 City Center project and are now being integrated into the new Master Plan development profile. Prior to the Master Plan proposal, the project area identified approximately 1,650 residential units in the General Plan 2035 Housing Element. This proposal will include approximately 2,850 additional multi-family residential units, for a total of 4,500 units, providing the opportunity to potentially relocate residential units currently planned in existing neighborhoods.

Final Environmental Impact Report

The Final Environmental Impact Report (EIR), including Response to Comments and Mitigation and Monitoring Program, was made available on July 17, 2020.

The City of San Ramon released the CityWalk Master Plan Draft Environmental Impact Report (DEIR) for public review on May 19, 2020 and solicited comments from public agencies, organizations, and members of the public regarding the DEIR. In accordance with the time limits established by the California Environmental Quality Act (CEQA), the DEIR public review period began on May 19, 2020 and ended on July 2, 2020 at 5 p.m.

During the 45-day review period, the City of San Ramon's Planning Commission held a public hearing to provide additional opportunity for public comment on the DEIR on Tuesday, June 16, 2020 at 7 p.m. as a Teleconference Meeting.
