The Orchards: Preliminary Development Application Filed

Sunset Development Company submitted formal applications for The Orchards Development Project located at 6001 Bollinger Canyon Road (formerly the Chevron Corporation Office Park), on November 21, 2024. The applications were deemed complete on March 26, 2025.

Environmental analysis is underway, and several public meetings were conducted by the Architectural Review Board in May and June 2025 related to project site design and architecture.

On June 24, 2025, Sunset Development filed a Preliminary Housing Development application and rescinded their applications to amend the General Plan and Zoning Ordinance for The Orchards. The project plans consisting of a total of 2,510 residential units and their site layout remain unchanged, but Sunset will no longer pursue the initial proposal to reduce the General Plan and Zoning standard for minimum Floor Area Ratio from 1.25 to 0.5.

Public hearings will be conducted once the environmental analysis is complete.
